What is a CMA and Why Does It Matter?
A CMA, or Comparative Market Analysis, is a professional report I prepare that compares your home to similar properties in your area homes that are currently on the market, under contract, recently sold, or even those that didn’t sell. A CMA is created before you list your home.
It’s a detailed, professional estimate of your home’s value but it’s not the same as a formal appraisal.
I use it during negotiations with buyers to show that your home is priced correctly from the start.
To create an accurate CMA, I’ll schedule a pricing inspection of your home. During this visit, I’ll evaluate the features that most impact your home’s value.
Your home should be in a condition that allows me to make a fair assessment. If you’re planning updates or improvements before selling, let me know so we can factor them into the CMA.
After the inspection, I’ll gather data on comparable homes using the MLS, my local market knowledge, and connections in the area. Once the analysis is complete, we’ll review it together so you’ll have a clear understanding of your home’s value and the strategy to get it sold for top dollar.
